We have our Q2 Effective Rent Report ready. The report covers the trends in office
rent and concessions in Midtown, Midtown South and Downtown. We are also looking
at the spreads between asking and starting rent in all markets
Here are two interesting trends that emerge from the report:
1. The low availability of large blocks of space in Midtown South is driving tenants to
look for large blocks of space in other markets that have a “Midtown South” creative
feel. For example, the former NY times building.
2. The high demand for space in Midtown South has driven the rent of Class B office
space in this market higher than Class B space in Midtown and Downtown.
