When a regional casual dining chain wanted to raise their
profile, ZstudioZ developed a multimedia/social campaign
that kicked off at the PGA golf tournament in Silverado,
Napa/California.
Using the top social media channels and web to first
promote the launch, our team covered the event live on-
site through photography, interviews with customers, and
live video feeds on social media. ZstudioZ tied it together
with promotional postcards handed out at the tournament
— including information about the company, the products,
locations; and free coupons.
It was an all-out, in-person, and online push to raise
the profile of the chain, inrease sales, and promote their
product. This brought new awareness to an 85-year-old
Bay Area institution.

The building owner, Sumitomo Corporation
of America (SCOA), was founded in 1952
and has offices throughout
North and South America. The company’s Real Estate
Group is characterized
by disciplined long-term vision and formidable financial strength,
allowing SCOA to sustain a high-caliber asset through any real estate cycle.
Their management
philosophy aligns well with that of Ryan Companies
US, Inc., their
asset management
provider. As a multi-faceted
real estate company with a 12-million-
plus square foot national managed real estate portfolio, Ryan draws on in-house devel-
opment, construction
and real estate relationships
to support the management
of 123
Mission. This diverse pool of expertise and resources translates into an efficient and
well-run building.
GREEN OPERATION

The engineering staff at 123 Mission has been very stable, including a chief engineer with
tenure of 20 years. In 2007, the building was Energy Star certified – a testament to the
diligent operation of the building systems. The top-floor tenant, Environment
al Defense
Fund, recently secured a LEED Gold certification
for their tenant improvemen
ts. The
management
staff is committed to continued energy efficiencies and sustainability.
TIMELESS STYLE
The timeless architecture
features an upgraded and updated interior entry lobby and
elevators. The design includes high-tech features including interactive directory boards,
backlit glass entry walls, a wealth of natural materials, and inviting seating areas – giving
the lobby a grand sense of arrival.

A corner location offers good visibilility and natural light on all sides of the building.
With the low-rise Federal Reserve Bank across the street, even the lower floors have
excellent natural light. An adjacent courtyard plaza provides additional open space for
employees to enjoy, and can also be used for tenant, community, and public events.
VIEWS
123 Mission offers exceptional views from many points in the building. To the north,
enjoy the city skyline. On the east, look down the Mission corridor to the water, with
further Mission Street views to the west. In the upper third of the building, tenants
enjoy spectacular water views to the east.
OPEN FLOOR PLANS
With openings on contiguous floors, 123 Mission provides unique opportunities for ten-

Using the top social media channels and web to first promote the launch, our team covered the event live on- site through photography, interviews with customers, and live video feeds on social media.
