2. Contracts have nearly/finally
(phew!) been exchanged, so
now you get ready for completion
(moving in/out) day.
The wait
is almost over!
But,
hold on a
minute!
4. Well, 30 years ago the gap
between exchanging contracts
and completion day was
about a month.
Nowadays a
week is about
the norm.
But,
sometimes
it’s just a
few days.
5. That’s because the
other parties in your
conveyancing chain
may have been ready
for some time.
Which
leaves you
with…
That’s because the
other parties in your
conveyancing chain
may have been ready
for some time.
Which
leaves you
with…
7. Get all your ducks in a row and
(please excuse the mixed metaphor)
you’ll be ready to rock n’roll when
the big day arrives.
But, here’s
the plan:
8. Here is our 7 point
plan to help you stay
sane and ensure your
move is as stress free
and smooth as
possible.
We think you
may like a
checklist!
9. BIG NO-NO:
avoid exchanging
and completing
on the same day.
Trust us –
you don’t want
to go there,
however much the
temptation.
10. Get it done
as soon as
possible after
exchanging
contracts.
Packing is a
pain in the…
well, let’s
be honest,
no matter
what room
you happen
to be in.
11. Pack the least
used items first,
and remember
to leave out the
coffeee,tea,
mugs, etc.
13. Line up your removal company
before your exchange, but don’t
confirm until you get the
nod from us… HOLD ON!
14. Admittedly, this can be
difficult especially
pre-Christmas, Easter
and bank holidays.
Just don’t commit, as a
lot can happen between
“almost” exchanging and
“actually” exchanging.
GO!
15. If you are arranging your own removals on a DIY basis, take
care not to leave too much to pack on completion day.
Be realistic.
17. If you need to pay monies to us
make sure it’s ready and in the
right account!
Get any signed documents
back to us as soon as possible.
It could delay your moving
day if you don’t!
18. And that’s not just bad karma,
you could be in breach of contract
and may be sued by your buyer for
their additional moving costs!
19. Don’t forget
to cancel the
milkman!
Well perhaps not
the milkman these
days but you’ll need
to tell quite a few
people.
20. (Deep breath)
Here goes…
Electricity and Gas Suppliers
TV Licensing
Tell Postie/Royal Mail and Amazon
Bank/Building/Credit/Debit Card

21. You are in a
queue, your call is
very important
to us…
Add Benny Hill’s
‘Ernie’ to your playlist
so you don’t forget
the milkman.
Don’t leave it until the
last moment, just in case
you can’t get through.
22. Leave a set of keys
with your estate agent.
Don’t worry, we won’t
tell your agent to release
them until all the money
is safely received into
our bank account.
Keys!
23. All set!
If no estate agent is involved, we’ll ring you to confirm
that money has been transferred and it is safe for you
to hand over the keys or leave them behind.
24. If you’re purchasing,
we’ll ring you as soon
as we get confirmation
that the keys have been
released. With a bit of
luck around lunchtime
you’ll be good to go!
Keys are
ready!
25. Do unto
others and
all that…
Not only will this give a nice start to the
new owners, you can check you’ve packed
everything, locked the doors and windows
and remembered the cat!
Before you leave
your property
for the last time
make sure you
clean it.
26. be bop
a lulu
And one last thing, may
the Conveyancing weather
Gods favour you and avoid
Completion Day weather
more suitable for Ducks.
After all, they’ve helped
you enough already.
THE BIG DAY ARRIVES!
